Selling your house in 5 steps

As a real estate agency, we aim to achieve the best result. That can be the highest price, but also the most suitable buyer. Our team has specialists whose primary focus is selling. Step 1: Getting acquainted. With you and your home.

To start with, we want to know everything about you. Why do you want or have to sell? How long did you live here and where did you spent most of your time? There are so many homes with so many stories: our job is to listen.

Then we view the house. We have already obtained documents from the land registry and check to see that they’re still accurate. We show you how the market is doing in your neighbourhood. How many properties have been sold and for how much, but we also provide information about the demand for homes such as yours. Numbers don’t reveal everything, which is why we put them in context of our expertise and sales experience. We value your property and incorporate our advice in a clear action plan, tailored to your situation and preferences.

It’s convenient to coordinate the purchase and sale of your home. Or perhaps that’s not relevant in your case. We discuss the entire situation so we can provide you with a good service that covers all the bases. Perhaps we have a buyer in our own network: we will use all available resources.

Step 2: Order confirmation and strategy

You have chosen us. We get right to work according to the agreements we have made. We gather all of the official data and dimensions of the house. You can see exactly what we’re doing by logging in to our customer intranet system! There’s no such thing as an unimportant question: that’s why we’re easy to reach. You will always have a dedicated point of contact at the office: it’s nice to know there’s always someone available who’s familiar with your situation. We always discuss what we’re going to do and why we’re doing it, or why we choose not to do something.

Step 3: Presenting your property

It’s time to offer your home to potential buyers. As attractive as possible, because presentation is everything. A professional photographer will capture your house in beautiful pictures. These will also be used for publicity on Funda, on our site, in newspapers, in our office display window and on Facebook, Twitter and Instagram. A video of your house adds an additional dimension to complete the picture. A ‘For Sale’ sign in your window or in the garden is the next step. An exciting moment!

Step 4: Viewings

Then come the viewings. This is when it starts for real! Our estate agents have the key and know their way around. They know which view makes people really fall in love with the place and in which corner of the kitchen you enjoy sitting. We personally supervise every viewing on weekdays from 9:00 hrs to 21:00 hrs and during the day on Saturdays. We’re flexible about that. And if there are serious potential buyers, then you can be sure we’ll be right on top of that as well.

We may decide, in consultation with you, to hold an Open Day, in which multiple people can view the property simultaneously. That may be more convenient for the kids, or perhaps you happen to be away that weekend. We can organize it to suit your needs, in order to ensure as smooth a sale process as possible. That’s extremely important, in our opinion.

Step 5: The sale and other details…

Negotiating, exchanging and closing the deal: that’s our specialty! We’ll contact you as soon as a bid is made. If there are multiple bids, then we’ll examine them to determine who the best buyer is for you. We always go for the most suitable option, in terms of price, but also in terms of conditions. We invite the bidder with the best deal to go over and sign the (preliminary) sales contract. Advice, inspection, exchange of contracts: we’ll guide you until the last signature has been put to paper. And then we invite you for an after-sales cup of coffee.
