Buy a new build in 5 steps

From artist impressions to the letter of approval, start of construction and final completion… tthere is a lot involved in buying a new-build home. Fortunately, this is our area of expertise. So we know exactly what you can expect. Here is an overview:

Step 1

Option meeting

You have seen a new-build project and feel: this is the one. During the option meeting, we will tell you as much as possible about the project. This will help you make your decision. Tip: have your own home valued.

Step 2

Choose and sign

Excited? Feeling good? Yes!
It’s time to sign the purchase and construction agreement. Congratulations, you’ve bought under conditions! Start thinking about structural options, like a different layout—or even an extension.

Step 3

Hooray, the letter!

Once all permits are granted, you’ll receive the hooray letter. Construction will start soon!
Thinking about matching tiles? While you focus on the fun stuff, we’ll take care of the sales strategy for your current home.

Step 4

Hit the market

Exciting times: the handover is approaching. Now is a great moment to put your current home on the market, so you can fully focus on your new home soon.

Step 5

Coming home

Welcome home! The contractor walks through the house with you and a guest of your choice. Any issues are noted in a handover report. After signing, the contractor has three months to fix them. And then? Maybe some wallpapering, painting, and finishing touches… and finally, moving in! Wishing you lots of happiness in your new home!

Good to know on new build

A drawing. Maybe an impression. A sandy, open site. Nothing else. In time, you’ll live there. In the beautiful house or apartment you’ve watched rise, brick by brick. If that’s your dream, we’re here to help make it a reality. Two things to highlight:

  1. Financing: just a little different
    A new-build mortgage works differently. You’re buying the land and signing a contract with the builder… and you start repaying as soon as construction begins. It’s wise to read up beforehand and meet early with an experienced mortgage advisor; we’re happy to get you in touch.
  2. Make sure to act early
    Interest in new-build projects is high. If you’re interested in a project, register during the pre-sale phase as soon as you can. That way, you’ll be the first to know when sales start and what you can do to increase your chances on getting assigned a home. We’ll keep you updated.

Searching, finding and buying a new-build home

Buying a new-build home works a little differently from buying an existing one. It starts with registering and submitting your preferred plot numbers. Many projects use a lottery system. If you’re selected, you’ll be assigned a specific plot number. Next, you’ll have an appointment with one of our new-build specialists. They’ll guide you step by step through the project: floor plans, technical specifications, and upgrade or downgrade options. That way, you’ll know exactly what to expect.

Then comes the financial part: together with a mortgage advisor, you’ll explore your options. Good to know: after your appointment, your chosen plot number will be reserved for you for one week.

From brand-new to sustainable: the many benefits of new-build homes

Living in a newly built home comes with lots of advantages. Thanks to excellent insulation and modern ventilation systems, you’ll enjoy a comfortable and energy-efficient home. Everything is new and built to the latest safety standards. From wiring and piping to heating systems and fuse boxes. So you can live safely and worry-free. Plus, maintenance in the first few years is minimal.

Financially, new-builds are often more attractive than existing homes: lenders often offer favourable interest rates, you don’t need a structural inspection, and you pay no transfer tax because you buy ‘free on name’ (v.o.n.).
