Description
An exceptional 17th-century canal-side property offering a phenomenal panoramic view of the Spaarne! The current layout allows for dual occupancy or use as a B&B. A listed building with an A+ energy rating, where modern innovations and classic details blend perfectly. Situated in the heart of the city centre, with all amenities within easy reach.
This beautiful canal-side property, featuring a Haarlem-style stepped gable crowned by a sandstone lion, is particularly well-suited for dual occupancy or as a B&B due to its current layout. The listed building can also be fully converted and occupied as a single residence.
The historic features are in excellent condition and elegantly combined with contemporary technology and modern design. A mechanical ventilation system with heat recovery ensures a healthy indoor climate with low energy consumption, a hybrid air/water heat pump provides the property with efficient heating, and the excellent insulation ensures an A+ energy rating. The property is also fitted with electric awnings with sun and wind sensors and a home automation system.
This exceptional and unique canal-side property spans no fewer than four storeys, and thanks to its corner location, the view over the Spaarne is truly magnificent! The canal-side property was built in the 17th century with a front and rear section; these original features are still clearly discernible, offering a variety of potential uses. The front and rear sections are connected by the central staircase, allowing the mezzanine and first floor to be separated from the second and third floors. Currently, there are two modern kitchens, two bathrooms, two living rooms and two bedrooms. Due to their generous dimensions, these spaces could also be converted into multiple bedrooms, a large kitchen-diner and a spacious living room.
The location in the heart of the city centre, with an entrance on the quiet Berkenrodesteeg and a high degree of privacy, is unique. Urban amenities such as shops, restaurants, cosy terraces, cultural offerings and public transport are within easy reach. Haarlem station, bus connections and major roads can be reached within a few minutes.
